Since August 2007 the provision of a Home Information Pack (HIP) has been a mandatory requirement for anyone putting a home up for sale. All homeowners in the UK now have a duty to make available a HIP to potential buyers at the time of putting their home up for sale.
Under the previous legislation, much of the information required by the buyer was only made available after the offer to purchase the property had been made. This meant that any problems regarding the condition of the property was not revealed until actual costs had already been incurred. Often this led to the need to completely renegotiate the terms of the sale, lengthy delays in the contract exchange process and the eventual failure of many transactions.
Home Information Packs have been introduced to reduce the likelihood of home sales breaking down at this late stage and so eliminating the time and money wasted when this occurs.
Each HIP will contain a number of documents. Some of these documents are mandatory and so must be included whilst others are added at the discretion of the homeowner. The mandatory documents include a statement of sale and the recently introduced Energy Performance Certificate.
